Stay Away From Companies That Say "We Stop The Foreclosure Process"

Did you know that the only person, outside of a mortgage lender, that can negotiate the terms of a home owner's mortgage is the home owner?

There are many companies (and some Agents) out there that try to make money off people in distressed situations. If they tell you they can stop the foreclosure process then you should walk away. If you are in a difficult position then you should look for someone who coaches, not sells.

I'm working now to become a Consumer Advocate here in Athens to protect our home owners and hopefully slow our home values from falling to foreclosure level prices.

My goal is to provide information to people on their options with selling their home to be the last option. (Yes, I know it's ironic that a REALTOR doesn't want to sell a home. My goal is to help people before it gets to that point.)

  • A home owner who needs to sell their home and cannot sell the home at a price to cover all liabilities on the property due to a declining market.
  • A homeowner who has come across a hardship and can no longer afford to keep the property.


Home Search Advice to Buyers

The biggest mistake that I have seen people make is to differ placing an offer on a home in hopes of a better deal only to revisit the property to place an offer and find it under contract. It happens quite frequently and can be avoided with the proper strategy when purchasing a home.

My advice to any home buyer is that if you find a property that you enjoy, place an offer. You always have the due diligence period to determine if the property is right for you. It could be that the home is not right for you, but in the event it is then that is an opportunity that any home buyer does not want to miss. Work with a Realtor who has great negotiation skills, but also the ability to see the larger picture and a strategy to find your perfect home.
